As is the case with sellers, buyers who are involved in a transaction must have their own SmartMLS Offers account in order to actively participate in the process. This includes keeping track of any offers they have submitted through the Offers platform.
Click here for a refresher on the SmartMLS Offers login screen and how buyers create their own Offers account. They will initially encounter this when their agent drafts an offer and sends it to them for their approval.
After logging in, they are brought directly to their Dashboard:
- The Offer Management section displays key stats for your offers- received, submitted and those awaiting submission.

Recent Activity shows your recent incoming and outgoing offer activity.
A tiny blue dot in front of an offer (like the top two offers in the image above) indicates that they have not viewed it yet. - Current Properties displays your active listings.
The Recent Activity and Current Properties sections each has its own View All drop-down menu that provides access to the full list of offers or properties.
Clicking on an offer that is pending client approval (waiting for the buyer to approve for submission) displays the following screen:
This is the same screen the Buyer's Agent experienced when they finished creating the offer. The three tabs across the top of the screen (Summary, Details and Contacts) are identical to what the agent sees before clicking Send to deliver the offer to the buyer for review.
If the buyer is ready to approve the offer their agent created, clicking Approve Offer displays a confirmation window:
Clicking Approve submits the offer to the seller and the Seller's Agent.
Several fields at the top of the Summary screen immediately update or are added to the screen to provide more insight:
- Status changes from Pending Client Approval to Submitted.
- The Viewed by Seller's Agent and Viewed by Seller fields are added so the buyer will know if/when the offer has been viewed.
- The Created field is replaced by the Submitted field, which provides a timestamp of when the offer was approved by the buyer and sent to the seller and Seller's Agent.
The Viewed By fields are dynamic- as soon as the seller and/or seller's agent views the offer, the field switches from No to Yes:
Notification emails are also sent to the buyer and buyer's agent, making sure they are kept in the loop every step of the way.
