As the seller's agent, you are the only person who can accept or decline an offer that has been submitted for your listing. Sellers can review offers, but do not have the ability to act on them on their own. That action must come from you.
You can also create a counter offer in instances where you and the seller would like to propose changes to an offer that has been received. The SmartMLS Offers platform allows you to create and manage counter offers in a clear and efficient workflow.
From the Dashboard, select the desired listing and click on the offer you'd like to work with. When the offer details open, click the three dots in the top right corner (they're next to the Accept Offer and Decline Offer buttons), then click Create a Counter Offer:
This displays several fields from the original offer alongside a counter offer column, allowing you to make any necessary adjustments:
Clicking the Create button in the bottom right opens up the full offer editor and allows you to update any field within the offer (not just those shown on the previous screen):
Once you have confirmed the counter offer reflects all updated terms, send it back to the seller(s) for their approval, after which it will be submitted to the buyer and their agent.
